The Wheeler District is a community in the center of Oklahoma City located along the southern bank of the Oklahoma River less than two miles from downtown. The 180 acre site was previously the Downtown Airpark and boasts miles of bike trails and a refurbished ferris wheel that once lived on the Santa Monica pier. The district is in an ideal location to connect Oklahoma City both north and south of the river, as well as east and west to its adjacent neighborhoods.
This brand new urban village is growing over time to become the most walkable, bike-able neighborhood in the region that focuses on people and placemaking with a range of housing options and building types not available elsewhere in the city. The Wheeler Home construction team is the primary builder of the Wheeler District.
Wheeler Home has completed more than 200 projects over the last five years including single family detached homes, townhomes, condos, offices, restaurants, quadplexes, apartments, and other mixed use products. The district anticipates the start of a 200 unit apartment building to be completed over the next two years which will only continue to build momentum as we look to future phasing. Through this continued growth, Wheeler Home has employed or contracted more than 300 people in a variety of trades and industries and continues to add more employees to our direct team and workforce at large.
Due to the unique appeal of the district, our varied product types, and the stability of our project’s leadership, we have been able to retain and even add jobs during recent economic downturns when others in the industry have had to scale back, lay off employees or shut down operations. Overall, the Wheeler District community has had a significant impact on the local workforce through the creation and recruitment of new businesses, restaurants, offices and retail centers located within.
There are currently 10 planned phases of development, eventually reaching a full buildout of the 180 acres to make up the district. Construction of the 14-acre Phase One of Wheeler District began in 2018 and is complete. It includes 83 single family homes, 10 live/work shop homes, as well as The Big Friendly Brewery & Taproom.
Phase Two construction of 22 acres began in 2020 and has added over 175 new single family homes and townhomes, and many more retail, restaurant, and other commercial spaces.
Below is a detailed summary of Phase Three which is slated to start in the 3rd quarter of 2024 and is expected to take 24-36 months to complete. Phase Four, summarized below, is in the preliminary stages and is expected to take 36-60 months to complete. These are exciting times for this unique project and we look forward to exponential growth over the next 5-7 years.
